This vacant building required extensive rehabilitation in order to become livable again and to meet MDC's program needs.  This 1919 building received its last major renovation in 1970, and had to be brought up to current codes.  In addition to the interior modifications, the building required exterior seismic retrofits to anchor the brick facade in case of a seismic event.

All interior units required a complete refit, and program requirements necessitated the addition of offices for management and community services.  Casey + DeChant organized the new layout to reuse as many of the existing stud walls as possible to reduce costs for the client.  Existing finishes, electrical, plumbing, and mechanical equipment, and cabinetry were removed and replaced.

Exterior renovations included the restoration of the existing brick facade and the replacement of the existing trim band along the top of the elevations.  Existing stucco was replaced or cleaned as needed.
